Searching for the "best local SEO agency" or "best local SEO company" sounds smart. It's not. The agency that's "best" on paper might be worst for your business — and most lists on Google are just paid roundup spam.
The 7 criteria that actually matter: live GSC transparency, month-to-month contracts, verifiable Map Pack case studies, review generation workflow, flat pricing (not percent-of-spend), weekly reporting cadence, and real vertical experience in your industry. If an agency fails any one of these — walk.
Why "best" is the wrong question
A local SEO agency "best" for a 3-location med spa chain is terrible for a solo-practice dentist. Different ranking signals matter at different scales — multi-location brands need bulk review workflows and consistent NAP across locations, while a solo practice needs tight GBP hygiene and local pack domination in one zip code.
The right question is: "Which local SEO company is best for my business?" Six specific criteria tell you.
7 criteria that actually matter
1. Live GSC-verified reporting
If the agency pulls numbers from Ahrefs, SEMrush, or BrightLocal — and not directly from your Google Search Console — they're reporting invented metrics. Google doesn't use third-party "visibility scores." Your buyers aren't searching through SEMrush. Only GSC data = real queries, real impressions, real clicks.
2. Month-to-month contract
Lifetime contracts and 12-month commitments are how bad agencies hide bad work. A confident agency bills monthly and lets you walk if the needle isn't moving. Watch for "onboarding fees" that functionally lock you in.
3. Verifiable Map Pack case studies
Ask for 3 case studies in your vertical with: client name (or anonymized screenshot of their GBP), starting Map Pack position, ending position, and timeline. If they can't show the before/after on a real Google Business Profile, they haven't done it.
4. Review generation workflow
Review velocity is a top-5 GBP ranking factor. If the agency's answer to "how do we get more reviews" is "we'll remind you to ask" — they don't have a workflow. Good agencies have automated email/SMS flows ready to deploy on day one. See our GBP optimization guide for the specifics.
5. Flat pricing, not percent-of-spend
Percent-of-ad-spend pricing creates perverse incentives — the agency makes more when you spend more, whether or not it works. Flat monthly fees mean the agency makes money when YOU make money.
6. Weekly reporting cadence
Monthly reports are a lagging indicator. A real agency sends weekly updates (even if automated) showing position tracking, review generation, and content shipped. If they only check in monthly, they're not actually working on your account weekly.
7. Real vertical experience
A dental SEO agency doesn't know how to rank a plumber. Verticals have specific category tags, services, review patterns, and local-pack competitors. Ask: "How many of my direct competitors have you ranked in the top 3?"
Red flags that disqualify an agency immediately
- Lifetime or multi-year contracts
- No GSC access requested in the sales call
- Reports with no actual position data (just "visibility scores")
- No case studies with real client names
- Private blog networks (PBNs) mentioned as a link-building tactic
- "Guaranteed #1 ranking" promises (Google itself bans this claim)
- Keyword stuffing in the GBP business name as a strategy
- No clear review-generation workflow
- Charging percent-of-ad-spend on SEO (SEO has no ad spend)
Questions to ask on the sales call
- What's your reporting cadence and which exact metrics do you report?
- Can I see 3 case studies in my vertical with before/after GBP screenshots?
- What's your contract length? Can I cancel month-to-month?
- Who's actually doing the work — in-house team or outsourced?
- How many of my direct competitors have you ranked top-3 in the Map Pack?
- What's your review-generation workflow? Do you handle responses?
- If my GBP gets suspended, is reinstatement included?
The DIY checklist to run first
Before hiring anyone, run this 5-step self-audit. If you can fix the obvious issues yourself, you'll know whether you actually need an agency or just needed to pay attention for 2 hours.
- Is your primary GBP category the most specific match for your service? (e.g., "Dentist," not "Healthcare.")
- Have you added every applicable service item with a keyword-tuned description?
- Are your business hours on GBP identical to your website?
- Have you posted a GBP update in the last 7 days?
- Do you have at least 15 reviews with owner responses?
If you failed 3+ of those, you have real work to do before any agency can help. If you did them and still can't crack the Map Pack, you probably need help.
